For any business having a good quality parking lot is valuable. But it is often a lot of space to take care of, and it can be tricky to keep up with repairs and maintenance. And of course, it’s never a good thing to let your parking lot get full of potholes. Here are some tips to help you address maintenance issues and stay on top of them to keep your parking lot in good condition.

Clean the Area Often

The first step to most maintenance procedures is cleaning, and that is no exception for parking lots. Because most parking lots are outdoors and uncovered, it is common for them to get very dirty. After all, a parking lot is the ground that gets walked and driven over every day. What you can do about that is clean it as regularly as you can. Clear away any debris, especially plant debris, because it can rot over time with moisture and cause discoloration and erosion on the asphalt. Also, it’s good to check the drainage on your parking lot if you have it to make sure that it isn’t getting backed up.

Address Cracks Right Away

Concrete and asphalt will naturally crack sometimes, either from the shifting of the ground or from normal wear and tear. But if these small cracks are left unaddressed, then they can quickly spread and grow. One of the benefits of cleaning your parking lot regularly is that it allows you to also check for cracks. Tiny cracks are usually a concern, but if you see anything significant, then you should have it repaired immediately. Repairing cracks as you find them will help you avoid more expensive repairs in the long run.

Seal Coat Asphalt Parking Lots

If you have an asphalt parking lot, then seal coating is an excellent option to preserve it. In general, asphalt is the ideal material for parking lots, but it does have one significant disadvantage compared to concrete. Asphalt is a much more heat-sensitive material, so on a hot day, the sun exposure can weaken the asphalt. By having your asphalt parking lot seal coated, you are both conditioning and strengthening the asphalt as well as adding a protective layer to help cut down on sun damage.
